8:00AM
Monitor portfolio activity and draft a report. After monitoring portfolio activity, I submit a summary report to the Manager of Commercial Credit. The date and time of a client annual review meeting is confirmed. I look forward to meeting the directors and seeing the business operations first hand!
9:00AM
Prepare for a conference call. I have a conference call with the credit risk management department. I present a credit structure that has contemplated key risks of a loan request. After some discussion I’ve finalized a financing package that I present to the prospective client.
10:00AM
Off to a team meeting. A full staff meeting is held in the boardroom today to review our unit’s quarterly financial results. It’s exciting to see our growth and how we rank in the division!
12:00PM
Write a high priority annual review. Renewal timeliness is key; especially on an account which has an increasing risk profile. The client has experienced several events of fraud over the year. I discuss the situation with the Cash Management Service team and we arrange to introduce counterfeit prevention products to the client.
1:00PM
Today we have a potluck lunch in celebration of Canadian Multiculturalism Day. Lots of food! Until now, I hadn’t realized that our office staff represents cultural backgrounds from twelve countries around the world!
2:00PM
Meet with the relationship manager to discuss pricing on a file. I make recommendations for price changes in light of a changing risk profile. We discuss strategies to ensure our target return is met. Then I propose a revised pricing structure and rationale to the client.
3:00PM
Research a product online. The team discusses a loan product that I’m unfamiliar with. I research the product and its lending parameters on the intranet and contact an internal partner to discuss. An Account Manager helps by providing me with a list of similar deals for reference.
4:00PM
Conducting a site visit on a commercial property. The inspection is part of the due diligence process prior to lending. We‘re financing a roof replacement and other property maintenance. The property manager takes us on a tour (including the rooftop!).
5:00PM
Last item of the day. I get back to the office and enter notes in the customer relationship database. This will help me complete the property inspection report before loan funding.
Agriculture Services Associate

8:00AM
First call of the day. I tell a customer, a farmer who wants to double the size of his barn, that we’ve approved his loan application. Good news!
9:00AM
Meet with customers onsite. A long-time customer is selling his farm to his daughter and her husband. The couple have applied for a loan to buy new equipment and modernize. Their plans are ambitious. Overly so? I’ll know better after I inspect the property as part of the due diligence process.
10:00AM
Complete an analysis for my customer. I’m impressed with the farm – and the customers. Will suggest we conduct a full cost/benefit analysis specific to their operations so we can get the information we need to make good decisions.
11:00AM
Return to the branch. There’s a message from my boss and mentor. We discuss the latest news from Ottawa and the report on commodity pricing that I’m preparing for our upcoming regional team meeting.
1:00PM
Another customer meeting. I’ve put together a financial option that I think will work for his farm business and his financial situation.
2:00PM
I prepare for another customer meeting. With a beef farmer who wants to expand his herd. I make a note to tell him about the research article I recently read.
5:00PM
Ready to pack up for the day. I head home to pack for a week-long credit rating course that starts in the morning. It’s an area that really interests me.
Real Estate Associate

8:00AM
Get organized. It’s the beginning of the month and I need to take some time to outline my calendar and prioritize my workload. My month includes a combination of the following: complete annual and quarterly reviews to ensure that my team is in line with the Bank’s expiry target, conduct site visits, analyze and complete new business requests, monitor TD policy changes and industry news given changing market conditions, make the necessary referrals to other TD business partners, and set individual and team goals.
9:00AM
Daily monitoring and control. I start each day by monitoring my team’s portfolio activity. It’s a great way to familiarize myself with each borrower and their operating routine. It’s also an important way to track construction project spending. A summary report outlining any existing or potential concerns is submitted to the Account Manager (my mentor) and our Manager of Commercial Credit.
10:00AM
I meet with my mentor to discuss a new project financing request. A well-known developer is requesting construction financing for phase 1 of a 120 unit low-rise project. I analyze the project budget, pre-sales and financial strength of the borrower to determine an appropriate financing structure. I also do some online research to look at land-sale comparable to support our land valuation.
11:00AM
I present the analysis. My mentor and I present our analysis to our manager and the Credit Risk Management to finalize our financing package. We have a lunch meeting scheduled with the borrower in a few days, so I’ll put together a discussion paper outlining the proposed terms and conditions of financing.
12:00PM
“Topping-Off” ceremony and lunch. One of our clients has invited us to celebrate a construction milestone! The borrower just completed construction of the roof of a multi-unit office building that we’re financing. The building is a significant part of the redevelopment plan for this area of the city. What an incredible feeling to know that I am a small part of building a larger community!
1:00PM
I make a stop at another construction site before going back to the office. We conduct regular site visits to monitor the progress of construction and estimate costs incurred to date. Not only does this part of our ongoing due diligence but it helps us to keep track of line usage and possible cost overruns. Now I need to get back to the office to write up the site visit report.
2:00PM
A client left a message requesting an increase to their operating line of credit. The client wants to make capital improvements to a rental property. I call the client to request current financial statements and an updated rent roll in order to proceed with analysis to form a credit recommendation.
3:00PM
I need to finish a high priority project update review documenting significant cost overruns. I call the client to provide the new structure and rationale for change. We negotiate an alternative structure that satisfies everyone. I need to get cracking on this review tomorrow!
5:00PM
I complete the site visit report and collect monthly market reports/data to share with the rest of the group. In addition to collecting reports from reputable industry sources, I call a client to chat about the new legislation and get a feel for what other builders are thinking.
